Orchard Hills Estates is located on 36 acres of land that was once an apple orchard, on the easterly side of Broadway in Bangor, Maine. The Planned Unit Development (PUD) consists of individual units built on the townhouse concept. All land surrounding the units is Common Area.
The Orchard Hills Homeowners Association is represented by an elected board of 5 - 7 who meet on a monthly basis, or as necessary. All homeowners are members of the Association and are empowered to vote on all major issues. Members are encouraged to become involved in their community by serving on committees and attendance at the annual meeting in May.
Upon the purchase of a home, owners receive copies of the development's by-laws, forms for architectural and landscaping alterations, all current rules and regulations, and other documents.
Homeowners pay a monthly assessment fee that covers costs of regularly scheduled external building maintenance (with some exceptions that are the homeowner's responsibility, such as windows and doors), common ground and road maintenance, as well as snow removal.
